Sharp Pencil is an AI-assisted commercial roofing takeoff service for contractors and estimators. Customers submit plan sets and specifications; the service analyzes the drawings to prepare measured quantities for low-slope systems such as TPO, PVC, EPDM, modified bitumen and built-up roofing, along with insulation, tapered assemblies, parapets, edge metal, drains, curbs and penetrations. A roofing professional reviews each takeoff before delivery in a workbook that references the source sheets and includes an open-questions (RFI) register. Delivery is usually within 48 hours. Depending on the project, deliverables may also include a material order list and a client-ready proposal when customers provide their costs.
