Its estimating module enables contractors to build detailed bids quickly, using customizable cost codes, markup or margin calculations, and either cost-plus or fixed-price models. Once an estimate is approved, it becomes the project budget; every subsequent bill, invoice, or change order automatically updates the budget so contractors maintain accurate job costing and profitability oversight. Payments to subcontractors or suppliers are built in, and support methods like ACH, checks, debit/credit cards, virtual cards, or Zelle, and invoices can be paid directly by clients through a portal to speed up cash flow.

PreConstruct AI is a web-based construction takeoff and estimating application for subcontractors bidding interior finishes, concrete, and wood framing work from PDF drawing sets. It reads drawing scales and uses plan notes, schedules, and partition legends to help identify and measure walls, ceilings, and concrete quantities. AI-assisted wall suggestions are in beta and are reviewed, approved, or adjusted by the estimator. Approved quantities become material lists for items such as studs, board, insulation, tape, compound, paint, concrete, and rebar, with calculations and drawing-sheet references. Estimators can apply their own material prices, create proposal PDFs, and export data to Excel or CSV. Projects can use imperial units, metric units, or both. The application supports estimating workflows; estimators review measurements and quantities before submitting a bid.
