Pros from Real Users Pros Intuitive, Allows for files to be downloaded and easy search. Tenant portal is easy for payments and tasks. We have been using Buildium for 8+ years. It streamlines all of our processes from tenant screening, rent collection to work orders. I love the Resident Center in which our tenants can submit work orders, upload pictures and videos of issues, they can communicate through the system as well as pay their rent and view documents. It is phenomenal. We recently started using the reconciliation function which will save us so much time that we can then spend on growing our business. One thing I can attest to, is over the years, the improvements that were made based on feedback of users like us. It's hard to find a program that will evolve as an industry evolves to stay ahead of the learning curve. I like all the integrations in one app for bookkeeping, leasing, memos, maintenance requests, billing etc. Buildium is easy to setup and use. I like the accounting features in Buildium better than some other accounting software products. I have been using Buildium since 2010 and I love it. We started on Buildium with couple of residential units. Today we manage huge portfolio of commercial real estate. I like the financial reports, EFT features to receive the rent as well electronic payments to vendors are huge time saving features. For the most part it’s user friendly, easy to navigate & communicate with tenants. I love the templates & ease of running reports. Buildium has adapted and added features and integrations that have been very helpful. The customer service has always been excellent. Support team is responsive and helpful. The software itself is easy to use and makes maintenance requests, rent collection and tenant communications a breeze. Buildium Academy courses and articles were especially helpful to get our company up and running. It's easy to set up as a "user" with one property unit managed by CornerStone, some of the Co-owners in our community could own more units. I have been using Buildium for over 10 years and it is user friendly and keeps thorough records and offers many user options. I am not very tech savvy and the system is fairly easy to understand. You can either look at charges by date or by account. You can keep up with tenants' insurance fairly easy. The report is easy to follow.		Pros & Cons from Real Users Pros 1. After years of managing properties, having leasing, applications, tenant records, payments, maintenance and accounting under one PMS saves a ridiculous amount of back and forth. 2. RentPost handles the financial side properly with ledgers, receivables, payables, owner balances and reporting. 3. Tenant and owner portals take care of a lot of routine questions without everything landing in my inbox. 4. Online applications and tenant screening make the leasing side much easier to keep organized. I don't have to deal with concessions often, which is probably why they always used to throw me off. There's usually a perfectly reasonable explanation for the adjustment, but then I'm left trying to make sure the tenant's balance reflects it correctly and the accounting still makes sense afterward. RentPost gives me a way to record credits and concessions against the account rather than making some mysterious spreadsheet adjustment and hoping future me understands what past me was doing. I can see the charge and the adjustment together, which has been particularly helpful when I'm reviewing an account months later. 1. The support team was helpful during setup and didn't make me feel like I was bothering them with basic questions. 2. They understood the property management side of things instead of just pointing me toward generic documentation. 3. Getting started felt much less stressful because I knew someone could help if I got stuck. The expense tracking tools are straightforward and let me attach receipts right where they belong, which saves so much time. Work order and maintenance management keeps every tenant request linked to the right property and automatically updates the status as things get done, so nothing falls through the cracks. Everything is connected, and I can see the full picture of expenses and tasks in a single view. 1. Double-entry ledger and chart of accounts are set up out of the box, so I don’t have to spend hours setting up categories. 2. Reconciling accounts and tracking income/expenses for multiple properties is way simpler now. 3. Generating financial statements for owners is painless, which keeps everyone happy. Cons New users may need some time to understand the accounting and workflow setup like I did. It took me a little time to understand how I wanted to handle different types of credits so that we were being consistent. I would like to see more detailed guides for some of the less commonly used features. Sometimes I still prefer figuring things out on my own first. A few maintenance workflows could use more customization to fit unique properties, and while the mobile version is handy, I still prefer the desktop version for larger batches of tasks. The learning curve was a little steep at first if you’re not used to accounting jargon.
