I modified the following in HyperLinkTheme.xml:

That theme file is referenced here in the Bundle.wxs:

The LocalDBCheckbox Burn Variable is referenced here in bundle.wxs to pass it to the MSI:

And here in PackageGroup.wxs to condition the installation of LocalDb:
