Fortunately, apps in the Mac App Store have different constraints. Sandboxing and noterization seem to be quite different processes. But for how long???
I can confirm that your suggestion of running program from context menu worked.
Installed it just now on MacOS 10.15.6 Beta. Got the complaint that it couldn't be used because Apple can't confirm it wasn't malicious. Left that dialog box up, opened System Preferences > Security & Privacy. Unlocked the padlock. Tried running again. Now a message appeared with an "Open anyway" button. Clicked that. Program runs.
This type of sequence is typical these days for these kinds of issues. Sometimes it wants to move the app to Trash. Best bet is to ignore that and go to Security & Privacy and try to get to "Open anyway". I think in the past I've even had to put something in Trash and retrieve it and then go back to the preferences. Different versions of macOS seem to operate slightly differently from each other.

Trying to get it working on a Macbook Pro / 10.15.7... keep getting the message: "“Sweet Home 3D” can’t be opened because Apple cannot check it for malicious software." Tried the trick with security & privacy, but the 'open anyway' does not appear. Tried to open it first time from context menu, no luck either. Strange thing is, we have another MBP, exact same configuration and there it works even with SW3D version 6.3.
Any more tricks to try?
