There is no where to model conditioned floor area except to define it as part of a dwelling unit, but it is not. It is corridors (indirectly conditioned) or lobby.

There are a couple of different conditions with the common areas.
1) 1st floor unconditioned corridors adjacent to parking garage (I’m calling this res garage)
2) Upper level indirectly conditioned corridors
3) Amenity space (fitness/lounge) which is directly conditioned.
She didn't mention DHW, but I would think the fitness room would have water heating.
