I have used British English below - the terms may be different in American English.

I am a landlord and recieve many rent payments to my bank account. Some are paid weekly, some every 28 days, some calendar monthly. They have to be checked, because if the tenant finds that you do not react to a late or missing payment, then they do it again. And again. A missing payment is also often a sign that the tenant is about to leave without telling you.

So it would be great to have a program that automatically identified the different payments from the CSV files my online bank makes available for download, and sort the payments into the running accounts of the different tenants. The total amount of the tenants account could be compared to the time since the tenant began the tenancy, to show if they were under or over paid currently. (Tenants sometimes pay irregularly and in non-standard amounts, which makes it difficult to see that they are falling behind with the rent.)

But most important would be an alert for a late rent. The monthly date the rent payments are recieved into the bank account varies according to where the weekend falls, etc. So the program would need to understand this. The program could analyse the record of past payments recieved to see the distribuion of payment dates, and do an alert when it became likely that the rent was late.

Similarly with period mortgage payments - it would be good to be able to identify these and total them into running account totals. Insurance payments could be paid yearly, quarterly, or monthly.

Filtering out the expected payments and revenue would leave the unusual stuff for the user to concentrate on. This could help, for example, in identifying fruad, which would be an unexplained payment from the account.
