Pros & Cons from Real Users

Pros

  • I manage several properties with different tenants and owners, so keeping everything separate without making the whole process confusing was important to me. RentPost lets me organize the property information, tenant records and financial details around the individual properties. I can move between properties without having to dig through separate spreadsheets to figure out which information belongs where. That sounds basic, but it was becoming surprisingly annoying with my old setup.
  • I found RentPost on Reddit when I was looking for something that could handle applications without making me jump between five different places. The application side lets me collect the information and documents I need, run screening, and then move an approved applicant into the tenant workflow. That last part is what sold me. I don't have to copy everything over again just because someone got approved. The signed lease can also stay with the tenant's records, which makes finding it later way less annoying.
  • 1. Vendors can get the work-order details instead of me explaining everything over the phone. 2. Photos can be attached to the request. I can assign the work and keep the updates with that job. 3. Comments mean I don't have to remember what was said three days ago. 4. Having the maintenance history there is helpful when the same property has another issue later.
  • 1. After years of managing properties, having leasing, applications, tenant records, payments, maintenance and accounting under one PMS saves a ridiculous amount of back and forth. 2. RentPost handles the financial side properly with ledgers, receivables, payables, owner balances and reporting. 3. Tenant and owner portals take care of a lot of routine questions without everything landing in my inbox. 4. Online applications and tenant screening make the leasing side much easier to keep organized.
  • I don't have to deal with concessions often, which is probably why they always used to throw me off. There's usually a perfectly reasonable explanation for the adjustment, but then I'm left trying to make sure the tenant's balance reflects it correctly and the accounting still makes sense afterward. RentPost gives me a way to record credits and concessions against the account rather than making some mysterious spreadsheet adjustment and hoping future me understands what past me was doing. I can see the charge and the adjustment together, which has been particularly helpful when I'm reviewing an account months later.

Cons

  • It took some time to decide how I wanted everything organized.
  • There are quite a few application settings, so getting everything exactly how I wanted took some trial and error.
  • Getting vendors to actually check the system instead of texting me took some convincing.
  • New users may need some time to understand the accounting and workflow setup like I did.
  • It took me a little time to understand how I wanted to handle different types of credits so that we were being consistent.
