PropDev R6 rollup + new Geo Hub module + canonical→3D Tiles pipeline.

Added

• Property Development R6 wave: Lead → Reservation → SPA → PaymentSchedule entities with multi-buyer ContractParty (ownership_pct sum=100), Broker + Commission + Escrow + PriceMatrix + Phase/Block hierarchy, ValidationRules + regulator PDF reports (RERA / MAHARERA / 214-FZ / CMA in 6 locales), buyer journey dashboards (heatmap / velocity / cashflow waterfall / inventory ageing / funnel conversion / buyer journey timeline), document templates (SPA / reservation / handover / warranty / NOC, 6 locales, jurisdiction-aware clauses, DRAFT watermark, multi-buyer SPA with ownership_pct), tax engine for 12 jurisdictions (GB/DE/AT/CH/AE/SA/IN/RU/BR/SG/US/AU). Alembic v3103 + v3104 → v3105 merge.
• geo_hub module — Cesium 3D Tiles 1.1 + cross-module geospatial integration: 7 entities, 34 REST endpoints, pure-Python pygltflib tile pipeline (no C++ deps, no IfcOpenShell). Routes /geo, /projects/:id/geo, /property-dev/developments/:id/geo. Sidebar entry under CAD/BIM analytics with NEW badge. Alembic v3106_geo_hub_init.
• POST /api/v1/geo-hub/from-canonical/{cad_import_id} — package a converted CAD/BIM canonical-JSON model as a Cesium 3D Tileset, georeferenced against the project anchor. Optional heading_deg for orientation; 5 integration tests pass.
• "View on map" entry buttons in BIM Hub toolbar (when project scoped) and Property Dev development toolbar (when development selected) — navigates to the matching Geo Hub page. New geo_hub.view_on_map i18n key in 27 locales.
• CesiumJS frontend dependency wired via lazy import('cesium') + Vite vendor-cesium manualChunk (4.7 MB raw / 1.3 MB gzip, isolated from main bundle). window.CESIUM_BASE_URL set before any cesium import resolves; static assets (Workers / Widgets / Assets / ThirdParty) copied to dist/cesium/ during build.

Changed

• RequestValidationError handler in app/main.py now recursively coerces all non-JSON-native types (Decimal, UUID, datetime, ...) to JSON-safe forms before responding — fixes 500 in 422 responses when Pydantic input echoed a Decimal.
• _resolve_doc_type_or_404 in property_dev now returns 404 (matches its name), not 400.

Fixed

• R6 MissingGreenlet in convert_lead_to_reservation and convert_reservation_to_spa — surgical session.expire(obj) per row instead of session-wide expire_all(), and snapshot scalar attrs before update_fields so post-write reads don't lazy-load on expired rows.
• 24 locale files (ar/bg/cs/da/es/fi/fr/hi/hr/id/it/ja/ko/mn/nl/no/pl/pt/ro/sv/th/tr/vi/zh) had a missing comma at line ~5626 before the propdev block (regression from d7431ac1).
• /v1/projects/{id}/profile 404 spam (50/64 errors per user log) — auto-retrofit + CRM/users limit caps + bug_report whitelist + converter install timeout.
• 6 stale tsc errors in CesiumViewer.test.tsx (vi.doMock 3-arg signature), InventoryAgeing.tsx (unused num), SalesVelocity.tsx (unused SalesVelocityBucket).
• Redundant from fastapi.responses import Response inside stream_propdev_document — already imported at module top.

Tests

• 31 ValidationRule tests + 24 geo_hub tile pipeline tests + 5 from-canonical integration tests + R6 lead-to-SPA suite (12/12) pass.
