January has come and gone and with all the discussions concerning the economy and housing I was interested to find out how our local real estate faired as far as simple average sold price this January as compared to January of 2008 ? just one year ago. I did all my comparisons using only residential information that does not include lots, commercial or partial ownership sales. In January 2008 Summit County had an average sold price of $583,960 with a low sale of $135,000 and a high sale of $2,800,000. January of 2009 did see a decrease in the number of sales and its low sale was $135,000 and 09?s high sale was $3,108,000 and January of 09 had an average sold price of $665,168 (an increase). We are seeing price adjustments taking place and once the price is right buyers tend to purchase the property and as it appears per the average countywide we are holding, well perhaps in some areas increasing in value! Being the first month of the year there is really not enough sales to break it down by town. About half our sales are done in Breckenridge and about half are done in Copper, Frisco, Dillon, Silverthorne and Keystone if one wanted to split the county in half. With that thought, the average sold price for the Breckenridge half of the county in January 08 was $749,265 and in January 09 it was $820,650 and for the other half of the county (Copper, Frisco, Dillon, Silverthorne and Keystone) January 08 had an average sold price of 435,875 and January of 09 had an average sold price of $501,050. It is early in the year though? Yet, many feel this is the year to buy for pricing and value? of course, any year is good for lifestyle; which we have an abundance.
