Unfortunately, the X10 system is not very stable. There used to be lots of developer info all over the web and the communications interface is relatively simple. This is greatly overshadowed by the fact that its only about 70% reliable. Given the RF commands travel through the AC Wiring in the house, they are succeptableto interfearance by everything from AC line surges to the funky wiring in older houses. If you want reliability, you need to look into low voltage control of high voltage sources.
