The xterm= lets you point UML at something other than regular 'xterm',
so you can pass the terminal program you're calling with any switches

con= means the 'default for terminals. So, if con0 is set, then tty0
will use the definition from con0, and everything will use 'con'.
You use the 'config con0' option to find the pts from con0. Replace con0
with whatever terminal you want to figure out the pts for.
